Poznań to present its investment offer during real estate fair EXPO REAL 2024

On 7-9 October, Poznań will present its investment potential at the leading event for the real estate industry - EXPO REAL 2024. The Munich Fair gathers thousands of participants and exhibitors every year, including investors looking for urban land. It's a unique opportunity to promote Poznań as an investor-friendly city.

Poznań's offer of planned investment sites is diversified, and tailored to the needs of different customers.

For 3 days, representatives of Poznań will encourage visitors from Europe and around the world to invest in Poznań by presenting the city's investment advantages, especially the diverse, interesting offer of planned investment areas. The addressees of this year's offer of the City will be a wide range of specialists from the real estate sector, especially potential investors, developers, service providers, real estate operators, experts in digital solutions, representatives of international media and many other professionals.

Other Polish cities and regions to be represented at the EXPO REAL 2024 are, among others, Łódź, Katowice or Warszawa. Other municipal delegations come from countries such as Germany, Great Britain and the Netherlands.

In 2023, the seven exhibition halls at the Munich Fairgrounds were visited by more than 40,000 participants from 70 countries and more than 7,800 exhibitors from 36 countries as part of EXPO REAL.

EXPO REAL offers numerous opportunities to make business contacts with potential investors and to meet decision-makers.It is also an international platform for exchanging information about new investment projects. All real estate sectors are represented: office, hotel, retail, logistics projects and spaces, as well as the residential segment. An extensive programme of conferences on challenges, trends and innovations in the real estate industry accompanies the fair.

Poznań's offer of planned investment sites is diversified, and tailored to the needs of different customers. Properties are located in attractive inner-city locations, near the airport, Poznań Główny railway station, green areas or near the Old Market Square. Most of the city's properties are located in areas where local zoning plans are in force. Most of the land is undeveloped, although a few properties with buildings exist.

As many as 12 properties are designated for residential and commercial development. These areas are located in the areas of:

  1. Bukowska Street,
  2. 51 J.H. Dąbrowskiego Street,
  3. J.H. Dąbrowskiego Street and Polna Street,
  4. J.H. Dąbrowskiego and Z. Żuraszka Streets,
  5. 6 Gąsiorowskich Street,
  6. K. Janickiego Street - św. Wawrzyńca Street,
  7. 39 Kopanina Street,
  8. J. Krauthofera Street,
  9. the area of Mieleszyńska Street,
  10. Niepodległości Avenue and Przepadek Street,
  11. Roosevelta Street area, the so-called "Dziura toruńska",
  12. Urbanowska Street and Drzymały Street area.

The city offers two areas for service development. One is located at the Rataje roundabout. This is an area of more than 1.15 hectares, located close to a key traffic junction, where the "Łacina-Południe-część A" zoning plan for Poznań is in force. On part of the property, buildings up to 100 m in height are permitted. Another area for services is located on Słupska Street. These are two fields with a total area of over 0.41 ha. The spatial development plan for the area of "Północno Zachodniego Klina Zieleni" w Poznaniu część E - Otoczenie jeziona Kierskiego, applies there.

Industrial and service investments can be implemented on over 9 hectares, consisting of several fields (7P/U, 11U, 6KP, and 7KP) in the area of Obodrzycka, Sarbinowska, and Garaszewo Streets, which is also partly intended for non-public car parks (6KP, 7KP). A new area for services or industrial development is planned at Strzeszyńska, Lutycka and Obornicka Streets area - over 0,62 ha, with the zoning plan "III Rama Komunikacyjna - węzeł Obornicka" w Poznaniu.

The 9-hectare property at Chojnicka Street offered excluding sale, is a proposal for the tourism, recreation, and sports sectors.

A special offer for the EXPO REAL 2024 consists of the 3 perfectly connected areas in Śródka (the part of Poznań near the Cathedral) rynek Wielkopolski, and rynek Wildecki with a total size of over 6 ha, where underground cubature car parks may be built in the future. Currently, these properties serve as markets or sports fields. All locations are within the paid parking zones. The properties on rynek Wielkopolski and Śródka are located within the range of the valid zoning plans. If building car parks in these pre-selected locations is possible, the City will try to preserve their functions.
