"We have removed practically everything from the inside of the building; the former interiors of Victoria Business Center are empty now. There are no walls, old escalators; and last week the main ceiling was removed, which will allow for the construction of a glazed atrium and natural gardens. The major part of works is going be conducted inside the building, while the façade is going to be revived and refined. Soon, the Victoria Business Center will transform into a high quality office building, which will distinguish itself by modernity and its central position. Location at the heart of Poznań is both prestigious and convenient," says John McNally - Manager in the Polish branch of MONTI.
It is the position of Victoria Business Center that is the main argument convincing the Irish developer to invest 13 million. Situated near the Old Town, at the bank of the Warta River, next to commercial centres, the modern office building is going to create a business-friendly space. A park situated nearby and a convenient access to public transportation is an additional advantage.
Victoria Business Center is going to be filled with modern bureaus. Their mayor advantage is the possibility of arranging space freely. Depending on the lessees' will, there is a possibility of managing 100 m², as well as 4,800 m² on the three levels. The building is going to have all A class office buildings' facilities: air conditioning, an access control system, elevators, an integrated communication and data transfer system. Apart from modern, spacious interiors, 93 parking places in an underground car park are going to be an additional advantage. The project of atrium, which is going to be located in the central part of the building, is interesting from the designer's point of view. Glazed roof and walls are going to fill the space on three levels with natural light. Furthermore, the office building is going to be vitalized by the natural gardens situated in the atrium, which will give the building a unique and modern character.
The investor, who is going to totally reconstruct the inside of the building, is the Irish company MONTI (www.monti.ie), with its main seat in Dublin and an office in Poznań. Its scope of operation encompasses development projects, financial management, real estate development and asset management. MONTI views Poland as an area of new business operations. It conducts its investments in the real estate sector both in Poznań and in Warsaw - apart from that, it is also actively looking for new development opportunities.
Neil Monahan, Member of MONTI's Management Board, claims Poznań to be an ideal spot for new investments: "MONTI decided to invest in Poznań after examining the opportunities of other big cities in Poland. The city's assets include a vast and incredibly lively centre, which provides many opportunities for development, strong university centre, fast developing industry and infrastructure, proximity to Germany, as well as guest inhabitants that I got very friendly with. Poznań is a city with a huge potential for new investments."
The architectural project of the office building has been designed by MTS Studio, while the supervision of the investment is the responsibility of the Eudeco company. Its executor is the PTB Nickel consortium and Mercury Engineering Poland.
Ober-Haus, Savills and Eudeco are responsible for renting the space of this modern office building in the centre of Poznań. A part of space on the ground floor has already been booked, but Victoria Business Center still offers offices to rent on all three levels of the A class building.
